June's data reinforces something I've believed for years: there isn't one Sarasota real estate market—there are many. Each neighborhood has its own pace, pricing trends, and buyer demand, which is why local market knowledge matters far more than national headlines.

Overall, Sarasota remains a balanced market. Buyers have more choices than they did a few years ago, while well-priced homes continue to attract strong interest. The biggest story isn't what's happening across the city—it's how differently individual neighborhoods are performing.

What I'm Watching
One thing that continues to stand out to me is just how local real estate has become. Two neighborhoods only a few miles apart can be experiencing very different market conditions, which is why broad national headlines rarely tell the whole story.
Pricing has become more important than ever. Buyers have more choices today and are taking their time and really doing their research. Homes that are priced thoughtfully continue to sell, while ambitious pricing often leads to longer marketing times and price reductions.
The market is finding its balance. We're no longer in the frenzy of 2021 and 2022, but we're also not in a declining market. Buyers have more negotiating power, sellers are still seeing strong results when priced correctly, and both sides have opportunities in today's market.
On My Radar
What if one of the biggest trends in real estate had nothing to do with interest rates or inventory? It's called wellness real estate, and it's changing the way homes and communities are being designed.
For years, buyers focused primarily on location, square footage, and finishes. Today, more people are asking a different question:
How will this home support my health and well-being?
In fact, the global wellness real estate market is projected to reach $1.8 trillion by 2030, reflecting growing demand for homes and communities intentionally designed to promote healthier living.
We're seeing increased interest in features such as:
- Cleaner indoor environments, including advanced air and water filtration systems.
- Natural design, with abundant daylight, outdoor living spaces, and materials that create a stronger connection to nature.
- Smarter lighting, designed to support healthy sleep and natural circadian rhythms.
- Dedicated wellness spaces, from yoga studios and meditation rooms to saunas, cold plunges, and home fitness areas.
One of the reasons I find this trend so interesting is that Sarasota has embraced many of these ideas long before "wellness real estate" became a buzzword. Walkable neighborhoods, miles of trails, waterfront parks, farmers markets, year-round outdoor living, and easy access to the beach all contribute to a healthier lifestyle—and increasingly, buyers are recognizing the value of those amenities.
I believe wellness will continue to influence not only how homes are designed and built, but also where people choose to live.

One of my favorite recent discoveries is Dive Wine & Spirits—and trust me, it's not what you'd expect.
Tucked in the back of a liquor store in a strip mall off Clark and Swift Road, the entrance looks like the door to a walk-in cooler. Step through it and you'll find a cozy cocktail bar with an impressive selection and some of the most creative drinks in town. It's fun, unexpected, and refreshingly unpretentious.
