June 2026 Sarasota Real Estate Market Update: What Buyers and Sellers Need to Know

If you've been wondering whether Sarasota's real estate market is still cooling, heating up, or finding its footing, the answer depends entirely on where you're looking.

That's why I dive into the latest StellarMLS data for the neighborhoods my clients ask about most. June's numbers are another reminder that there isn't just one Sarasota real estate market—there are several, each with its own story to tell.

Whether you're planning to buy, thinking about selling, or simply curious about your home's value, understanding what's happening in your neighborhood is far more valuable than following national headlines.

Let's take a look.


Sarasota, Citywide

Before diving into individual neighborhoods, here's a look at Sarasota as a whole.

In June 2026, Sarasota recorded a median sale price of $487,250, with 2,706 active listings, 566 homes sold, and 773 homes currently under contract. Inventory sits at 4.78 months, while the average home is taking 81 days to go from listing to contract.

Overall, we're looking at a fairly balanced market. It's no longer the frenzied seller's market we experienced a few years ago, but it's far from stagnant. Instead, buyers and sellers are finding a healthier equilibrium—though that balance shifts considerably from one neighborhood to the next.


Downtown Sarasota

Downtown Sarasota continues to command premium prices.

The median sale price reached $1,250,000, up 21.1% year over year, while the average sale price climbed to $1,661,001, an 11.6% increase over last June. Seeing both the median and average rise together suggests appreciation isn't being driven by just a few record-breaking sales—it reflects strength across much of the downtown market.

At the same time, Downtown has 230 active listings, 24 homes sold, and 76 homes under contract.

Where the market has changed is in the pace. Inventory has grown to 9.5 months, nearly double the citywide average, and homes are taking an average of 115 days to sell.

What this means: While values remain strong, today's Downtown market rewards thoughtful pricing and patience more than urgency. Buyers have considerably more negotiating room than they did a few years ago, while sellers who price strategically are still seeing excellent results.


Longboat Key

Longboat Key continues to find its footing after a slower stretch.

The neighborhood posted a median sale price of $882,375, with 344 active listings. The average sale price remained remarkably stable at $1,531,527, up just 2% from last year.

What stands out most is buyer activity. Sixty-six homes sold, representing a 37.5% increase year over year, showing renewed confidence in the island market.

Inventory currently sits at 5.21 months, very close to Sarasota's overall average, although homes are taking about 102 days to sell.

What this means: Buyer activity has picked up considerably, but prices have remained relatively steady. That's encouraging news for buyers who have been waiting for opportunities on Longboat Key without facing rapidly rising prices.


Siesta Key

Siesta Key tells one of the more interesting stories this month because the median and average prices are moving in different directions.

The median sale price fell to $848,000, down 14.3% year over year, while the average sale price increased to $1,085,119, up 3.2%.

Rather than signaling a declining market, these numbers suggest the mix of homes selling has shifted. More luxury transactions helped lift the average sale price, even as the typical home sold for less than it did a year ago.

Sales activity also remained healthy, with sold listings increasing 12.8% compared to last June.

The biggest change is pace. Average days on market jumped to 113 days, well above Sarasota's average.

What this means: Buyers are still active on Siesta Key, but they're taking more time and being more selective. Pricing strategy matters here more than ever. Well-positioned homes continue to sell, while overpriced listings are spending significantly longer on the market.


West of Trail

West of Trail remains one of Sarasota's most desirable neighborhoods, but this month's numbers are a great reminder that averages don't always tell the whole story.

The median sale price came in at $1,030,000, down 14.2% from last year, while the average sale price declined 33.1% to $1,338,400.

That larger drop in the average price likely reflects last year's handful of exceptionally high-end sales rather than widespread declines in home values. The median price provides a much better picture of what's happening across the neighborhood as a whole.

One statistic that really stands out is speed.

Homes averaged just 76 days on market, actually outperforming Sarasota's overall average of 81 days and improving nearly 40% from last year.

What this means: The market has normalized from an unusually strong comparison year, but well-priced homes west of the trail are still attracting serious buyers and moving quickly.


Indian Beach Sapphire Shores

Indian Beach Sapphire Shores is one of my favorite neighborhoods to watch, but it's also one that requires a little extra context.

Unlike larger neighborhoods, there were only 7 homes sold here in June. With such a small sample size, just one or two luxury sales can dramatically change the monthly statistics.

Our own recent sales data illustrates that perfectly.

May's median price briefly jumped above $2 million—not because neighborhood values suddenly quadrupled, but because only four homes sold and a couple happened to be luxury properties.

With that context, June's numbers are still encouraging.

The average sale price increased 58.4% year over year, sales volume rose 40%, and homes averaged just 45 days on market—the fastest pace of any neighborhood in this report.

What this means: Directionally, this continues to look like a strong market with limited inventory creating competition for well-priced homes. That said, because the neighborhood is so small, I'd want to see these trends continue over several more months before drawing broader conclusions.


The Big Picture

One of the biggest mistakes I see is people making real estate decisions based on national headlines.

Those stories may be true nationally, but they rarely tell you what's happening on your street, in your neighborhood, or within your price range.

June's numbers reinforce something I've believed for a long time: real estate has always been local.

Downtown Sarasota and Siesta Key are giving buyers more negotiating room thanks to increased inventory and longer marketing times. Longboat Key is seeing renewed buyer activity while prices remain stable. West of Trail continues to reward sellers who price correctly from the start. And Indian Beach Sapphire Shores remains a highly competitive neighborhood, even if its smaller size means monthly statistics should always be viewed with a little extra perspective.

The takeaway is simple: there isn't one Sarasota real estate market—there are many. Understanding the neighborhood you're buying or selling in is what leads to better decisions and better outcomes.
