How To Sell Your Home in 7 Days

We recently had a home go under contract in just seven days, with multiple strong offers presented to our sellers.

Was it a great house? Absolutely. But even a great house needs the right strategy.

Selling quickly—and on favorable terms—is rarely about one magic ingredient. It’s usually the result of thoughtful preparation, strategic pricing, strong presentation, effective marketing, and knowing how to navigate the offers when they arrive.

Here’s what that looks like.

1. Do the Work Before You List

The first week on the market is incredibly valuable, and you don't want to spend it fixing things that could have been addressed beforehand.

Before photography and showings begin, take the time to look at the home through a buyer's eyes. Deep clean. Declutter. Organize closets and cabinets. Touch up paint. Make the small repairs you've been putting off. Pressure wash where needed. Freshen the landscaping, trim overgrown plants and add new mulch.

None of these things individually sells a house, but together they send an important message: this home has been well cared for.

The goal isn't to make a home perfect or spend money unnecessarily. It's knowing which improvements will make a difference—and which ones won't.

2. Price for the Market You're In

Pricing is part art, part data, and one of the most important decisions a seller makes.

The right price isn't necessarily the highest price you can justify, nor does strategic pricing mean underpricing a home. It means understanding recent sales, current competition, buyer behavior, the home's unique features and, importantly, the market you're selling in right now.

A home that enters the market well-positioned has a much better opportunity to generate strong interest during those critical first days.

3. Make the First Impression Count

For most buyers, the first showing happens on a screen.

Professional photography, thoughtful styling, compelling property descriptions and polished marketing shape a buyer's perception of the home before they ever walk through the front door.

Great marketing shouldn't simply document a property. It should help a buyer understand what makes it special.

That might be the way morning light fills the kitchen, a beautiful backyard built for entertaining, the walkability of the neighborhood, a peaceful water view or architectural details that can't be recreated.

4. Create Momentum Early

There's something powerful about a new listing.

Buyers who have been watching the market notice it. Agents send it to their clients. Showings begin. That initial attention creates an opportunity, and a good listing strategy is designed to capitalize on it.

Make the home easy to show. Have property information ready. Respond quickly to questions. Market it aggressively from the beginning rather than waiting to see what happens.

The goal is to give interested buyers every reason to act—and as few reasons as possible to wait.

5. Know How to Evaluate and Negotiate the Offers

Getting an offer isn't the finish line.

When offers come in, price is obviously important, but it's only one part of the equation. Financing, inspection terms, contingencies, deposits, closing dates, seller credits and the overall likelihood of the transaction making it to closing all matter.

And when multiple offers are involved, the differences between them become even more important.

A strong negotiation strategy isn't simply about pushing for the highest possible number. It's about understanding where the seller has leverage and using it to achieve the best combination of price, terms and certainty.

Sometimes, yes.

Our recent listing did exactly that: under contract in seven days, with multiple strong offers presented.

But the bigger lesson isn't the number of days.

It's that much of what determines a successful launch happens before the listing ever goes live.

Preparation. Pricing. Presentation. Marketing. Negotiation.

When those pieces work together, a home enters the market in the strongest possible position—and that's ultimately the goal, whether the right buyer arrives on Day 1, Day 7 or a little later.
